Summary:

The livestock breeding enterprise - Sliven is located in the southern industrial district of Sliven and is very near to the first class road I-6 ”Burgas – Stara Zagora” (500m away) and the recently accomplished highway “Trakia” (12 km away). The farm is 100% private property.

Business Description:

The stables of the farm can be equipped and adapted for various types of livestock, such as poultry chickens, geese, ducks, turkeys, and piggery. The type of livestock, accommodated in the farm, depends on the investor’s decisions and preferences. The capacity of the farm provides an annual production of over 4 000 000 broilers. For investments in equipment and renovations the EU programs provide subsidies to the extent of 50% of the costs. When breeding pigs production capacity is up to 60,000 pieces of fatted pigs between 100-120 kg annually plus 40,000 pieces of small pigs between 20-25 kg per year.
In addition, at the moment there are active subsidies for growing livestock. The subsidies for poultry are the following: broilers – BGN 0.75 per broiler; ducks – BGN 0.43 per duck; geese – BGN 2.28 per goose, turkeys – BGN 0.54 per turkey. The subsidies for pigs are BGN 48.36 per a fatted pig any fattened pig, and for each sow – BGN 60.80.
The pay-out of the subsidies will be in force till 31.12.2017. After this date there could be an extension of the programs. For all investments for renovations and equipment made in the enterprise may use EU subsidies amounting to 50% of the value of the invested funds.
The corporate tax in Bulgaria is 10%, the average salary is around 300€ and the cost of utilities, such as electricity and water, is lower in comparison to those in other countries in the EU.

Characteristics of Livestock breeding enterprise – Sliven
The infrastructure, the buildings and the utilities of the farm are situated on a 272,000 sq.m. land plot.
The number of halls (stables) in the farm – 37.
The total area – 46,916 sq.m.
The state tax assessment of the pig farm is to the amount of 5 000 000 €. The company has no liabilities to the State Revenue Service, to banks or any other third parties.

The enterprise has obtained the obligatory ‘Complex Permit’, which is permanent and which gives it the right to operate under the regulations and requirements on the territory of the EU. In addition, the company is a registered “Agricultural producer”, which gives the company the right to participate with numerous projects in the European programs for financing and supporting the agricultural producers during the new program term – 2014-2020.
The water supply is fully autonomous and is provided by three separate and privately owned wells, with pump stations on top of them, central water pressure tower and fully autonomous piping system, delivering fresh water to every unit in the pig farm. For security reasons, the capacity of the water supply has been calculated for a production capacity twice as big.

The waste-waters treatment plant of the farm is connected to the city waste-waters treatment plant, therefore, up till now there haven’t been any ecological issues with the waste waters from the production process.
The electric power supply is secured through two independent 20kV lines, coming from 2 independent substations. The power lines are connected to the farm trough a privately owned Central Hub Station. In order the pig farm to operate in full capacity, each of the two 20kV power lines is fully sufficient. For security reasons, the power lines are interchangeable, in order to secure the pig farm with constant power supply, in case that one of the power lines is shut down for maintenance or due to failure.

In case of serious interest, we will send additional and more thorough information about the enterprise. We have the readiness to fully assist and support the potential investor in the production and administrative processes with our experience and know-how. Furthermore, we are open for all forms of co-operation with the potential partners, which would be favourable and comfortable for both sides, including renting of the enterprise (around 12 000 EUR per month) or its full or partial sale. By sale of the farm we are ready to offer discount from the state tax assessment, written above, depending on the negotiated terms of the deal.
